This project involves the construction of 6 no. buildings totalling 725 no. apartment units above undercroft parking, plant, bike storage area and all associated external works. M&N Civil Engineering is currently serving as the civil contractor for the ongoing Rathborne Wharf project, commissioned by Walls. The scope of work encompasses extensive site development activities, divided into two distinct phases, and the installation of essential utilities and drainage systems.

Site Development

The site development phase involves the clearance of approximately 28,000m². Initial site enabling works include the removal of an existing path along the canal, covering an area of 900m², and the dismantling of existing palisade fencing and gates. – In Phases 1 and 2, bulk excavation of over 30,000 m³ of soil is being undertaken to achieve the required formation levels for the site. The excavated material is being disposed of off-site to landfill. – Notably, 4,000 tonnes of material were removed in a single day during Phase 1, with a road sweeper provided on-site full-time by M&N. – A piling mat is being installed to the required depth over an area of 17,000 m². – M&N is also managing the excavation and disposal of pile arisings, providing ongoing support to the piling contractor. – Additionally, M&N will be trimming 1,600 piles to the top of the pile cut-off level, exposing, cutting, bending, and protecting the reinforcement to all for sub-structure to commence. Infrastructure Development The project includes the installation of comprehensive surface and foul water drainage systems. A total of 3,200 meters of drainage pipes, up to 225mm in diameter, are being laid across Blocks 1 to 6, along with the construction of 55 manholes, up to 1,200mm in diameter. – Water supply infrastructure involves laying 435 meters of 150mm diameter HDPE SDR17 / PE100 watermain. The utilities installation also includes public lighting, Virgin Media and Eir services, ESB infrastructure, mini pillar vaults, and JB 4 & JB 6 Chambers.

Undercroft Blocks

The scope extends to the development of undercroft areas for Blocks 1, 2, 3, 4, 5, and 6, ensuring the integration of the infrastructure and utility installations.
